Tenant Screening Services

Every potential tenant 18 and older will be carefully screened within one business day to confirm that they are financially qualified and have a positive rental history to assure full-term lease probability.

Lease Negotiation

Licensed Real Estate Professionals will show available properties, draft, and negotiate leases. A. Meadows Property Management executes leases, addendum and disclosures.

Security Deposits

Security deposits are collected and maintained in our trust account. Security deposit money is paid to vendors for any cleaning and repair costs if tenant fails to meet move-out standards or used for any rent still owed and the balance is refunded to the tenant.

Insurance

We carry General Liability and Worker's Compensation insurance policies. We recommend that tenants maintain Renter's Insurance to reduce claims against property owners and to cover any of their possessions in case of loss.

Tenant Transitions

Move In - One of our Property Managers will deliver and review lease guidelines, occupancy standards, payment and maintenance policies with the tenant and coordinate a move-in schedule. 

Move Out - Upon receipt of a notice that the tenant is going to vacate the premises, the owner is notified and we provide a detailed cleaning and move-out standard to the tenant. We collect all keys and openers, perform a thorough inspection with the tenant and document the property condition at move-out. We get estimates for any damages and repairs caused by the tenant and deduct them from the tenant's security deposit.

Leasing Fee

For a one-time lease agreement: 7% of collected  rents
For a lease agreement with property management services: 50% of one month's rent.
For lease renewals with a current tenant under a lease agreement with Myrtle Beach Rental Pros L.L.C Property Management there is no charge. $50lease  Renewals
